For a new build, enrol your home with the NHBRC at least 15 days before construction starts. Its certificate is required before the first draw.
Get your plans and construction cover ready for the first release of funds
After bond registration, the first draw needs approved plans and builders all-risk insurance. After land registration, get council approval before construction starts.
Enrol your home; your builder may help. Only new builds need the first-draw certificate. Standard Bank cannot fund builds on land bonded with another bank.
Interest and the agreements behind your build
Your Standard Bank loan charges interest. At signing, the bank supplies the cost of credit agreement. Your builder’s payment clauses must follow bank policies and the Consumer Protection Act.
Eco-friendly systems need bank approval. Innovative plans may need an estate or homeowners’ association acceptance letter if neighbouring property values could be affected.

Before applying, put these parts of your project in place.

Start with the borrowing discussion
- Ask about borrowing before spending on house plans.

Your building loan questions
Which marriage documents must I bring to the attorneys when signing?
If married, bring your marriage certificate. If married out of community of property, also bring your antenuptial contract.
When do I need the title deed for land I already own?
A land offer or title deed is optional before applying. Owners bring the original to signing; if bonded, the bank sends it to the attorney.
Which certificates does my builder need to provide?
Bring your builder’s NHBRC certificate to signing if not yet supplied. Two-storey homes need an engineer’s slab and stairs certificate.
What do I need to receive the final building payment?
Before the final draw, have an engineer’s completion certificate, an occupancy certificate and the completion letter the bank provides.
